- Circumstances and information that we were not aware of when we gave the estimate or fixed fee;
- A change in the Instructions in connection with the relevant Matter;
- Additional Instructions for a particular Matter that are not within our initial estimate or fixed fee.
- Additional facts that may lead to an increase in cost in conveyancing matters include:
- A title that is not registered;
- A defective title;
- Lack of planning or building regulation consents or approvals;
- Simultaneous exchange and completion;
- More than one lender on the title register;
- More than one management company;
- Help to Buy or ISA Bonus;
- Building Safety legislation and regulation requirements;
- Additional documents including declarations of trust, deeds of variation, deeds of covenants, retentions of price, assignments.
- Our fee covers the following:
- investigating title, making enquiries and reporting to you;
- reviewing the contract, transfer, lease, management pack and reporting to you;
- Complying with anti money laundering legislation for UK Residents;
- putting in place bankruptcy searches, priority searches, lawyer checks;
- registering title with HM Land Registry and preparing, submitting and paying stamp duty.
- On average timescales are likely to be between 8 – 14 weeks depending on factors that can impact the timeline.
